VACATION & RENTAL POLICIES
RATES:
- Rates are weekly, nightly rates are computed by dividing weekly rate by 5.
- Monthly rental is available, please email for more information: marciamchatham@yahoo.com.
- A 3 night minimum is required.
- All rates are subject to change without notice.
PAYMENT:
- A 50% down payment (checks only) is required to guarantee the reservation.
- A $35.00 service fee will be charged for all returned checks.
- Your final balance is due 3 weeks prior to arrival (checks only).
- In order to make a reservation with less than 3 weeks before your arrival date the entire balance must be paid by money order and mailed overnight, no personal checks will be accepted for less than 3 weeks reservation.
- $100.00 deposit (check only) is expected at time of reservation for any unforeseen damages, breakage, or if the villa is found excessively dirty. If left in same condition as when checked in the deposit of $100.00 will be refunded within 30 days of departure.
CANCELLATION/REFUNDS:
- If a cancellation occurs up to more than 60 days prior to arrival, your down payment will be refunded less $100.00 administrative fee.
- Cancellations within 60 days of arrival will result in the forfeiture of your entire down payment.
- There will be no refunds for early departures or no-shows. Early check-ins may be requested, when available, for an additional charge. Check-outs after 10 a.m. will result in additional charge.
- Should there be a major problem with the unit during your stay, the owner of the unit does not have other units available and will not be held liable.
- Maintenance issues will be handled as quickly and cost efficient as possible. Refunds will not be given for issues remedied within 24 hours.
CHECK IN/OUT AND RULES:
- NO PETS ALLOWED-OVER 20 POUNDS-1 PET IS ALLOWED-DOGS ONLY, NO OTHER ANIMALS ARE ALLOWED. Additional $150.00 pet deposit, NON-REFUNDABLE
- NO SMOKING ALLOWED INSIDE UNIT
- Check-in is after 4 pm on Saturdays and check out is before 10 a.m. on Saturdays.
- This condo is cleaned prior to arrival and upon departure, as well as inspected for damages. Bedding, towels (except beach towels) and some paper products are provided. Be sure to bring additional paper supplies.
- This condo is privately owned and equipped for basic needs, including a microwave, dishwasher, refrigerator, stove, place settings and basic cookware.
Televisions, with basic cable are provided and there is a home phone for emergency and local calls, ONLY. NO 411.
- Please DO NOT use home linens, this includes sheets and towels for beach blankets.
- Do not rearrange furniture/Do not place wet towels/swimsuits on any furniture and/or beds or on railing outside the unit.
- Please take note the maximum number of guests for this condo is 6. This policy is strictly enforced and/or extra charges for cleaning may be required.
- This condo is NOT available for rent to vacationing students or guests under the age of 25, immediate check out will be required for reservations made under false pretenses. All money paid to date will be forfeited.
- This condo has a locked closet, attic and storage closet and are reserved for the owner.
- In the event you are locked out during business hours we will be happy to provide you with an additional key at no charge. If you are locked out after business hours, there will be a $25.00 fee for someone to meet you at the condo and provide you with a key. Lost keys and/or keys not returned after departure will incur a charge of $10.00 per key.
- Please make sure you read Rules and Regulations, copy in condo and Welcome To Island House, posted on back of front door and please abide by these rules and regulations as they will result in fines and you will be responsible for any and all fines incurred during your stay.
- Be sure to check under the beds and in all drawers and closets before you depart. We are not responsible for items left behind. There is a $25.00 service charge, plus shipping cost to collect your belongings, package them and them take them to a mailing service.

- Please place red Temporary Pass, provided, on your dash at all times.

- By signing this document, you and your guests agree to the above terms, rules and policies.
